Property Solutions | We Solve Problems

The Home Needs Work. You Don't Have to Handle It Alone.

Sometimes the hardest part of selling a home isn't finding a buyer. It's clearing out years of belongings, arranging repairs, dealing with unfinished projects, or managing a property when you don't even live in Arizona.

We help homeowners work through those obstacles. From finding the right people to remove furniture and junk to coordinating contractors and preparing the home for buyers, Hankerson Team brings more to the table than an MLS listing.

We Help With the Details That Keep a Property From Selling.

Not every home needs a renovation. Some need a clean-out, some need skilled repairs, and some can be sold without doing the work at all. The first step is understanding what's standing between you and a completed sale.

01 | Contents

Furniture and Personal Belongings

We can help coordinate people to inventory, pack, move, ship, or dispose of household items. That may include estate sales, storage, vehicle removal, or finding a practical destination for things the owner no longer wants.

02 | Donations

Give Useful Items Another Life

Not everything left behind is junk. We've had a local orphanage come to pick up unwanted usable items rather than see them thrown away. When it makes sense, we can help explore donation options.

03 | Cleanup

Junk Removal and Property Cleanup

Old furniture, household debris, neglected yards, garages full of items, or a home that's been vacant can make selling feel overwhelming. We can help arrange clean-out, hauling, landscaping, and cleaning resources.

04 | Repairs

Contractors, Bids, and Follow-Through

From paint and flooring to plumbing, roofing, appliances, pool work, and other repairs, we can help locate contractors, obtain bids, coordinate schedules, and follow up when the work needs attention.

05 | Complications

Code Issues and Property Access

HOA concerns, municipal violations, a home that needs securing, missing access, or specialized cleanup may call for more than ordinary listing preparation. We can help identify the next step and coordinate appropriate resources.

06 | Life Changes

When You're Managing a Lot Already

Inheriting a home, moving into senior living, navigating a divorce, or handling a property from another state can leave little time for a list of contractors. We help organize the real estate side so you have fewer moving parts to manage.

A home can hold a lifetime of things

What Do You Do With Everything That's Still Inside?

For someone who has inherited a home, clearing out the furniture can be as difficult as the sale itself. The belongings may have sentimental value, the family may live hundreds of miles away, or no one may have the time to sort through everything.

We can help coordinate a practical plan. Some things should go to family, some can be sold, and usable items may be donated. What's left can be hauled away when that is the right solution.

And sometimes the better choice is not to clear out the property at all. Depending on the cash buyer and the terms of the offer, a home may be sold with some contents remaining. We can help explore that option before you spend time and money emptying it.

One experience that stayed with us

We Have Found New Homes for Things Families No Longer Needed.

In past sales, we've arranged for a local orphanage to collect unwanted items that still had plenty of use left in them.

It was a simple solution to a very real problem: the homeowner no longer needed the belongings, but throwing away everything wasn't necessary.

Donation pickup and acceptance depend on the organization, the items, and available resources. We can help explore what is practical for your property.

A real example | Mesa, Arizona

The Owner Lived Out of State. We Helped Get the House Ready.

A trustee responsible for selling a Mesa home lived outside Arizona. The house had extensive pet damage, and the flooring, interior paint, and landscaping all needed attention.

We helped obtain competing bids, coordinate flooring removal and replacement, treatment of the concrete, interior painting, and landscaping. We followed up when work was incomplete and helped organize additional repairs identified during the project.

The trustee selected and paid the contractors. Most of the process was handled without her being in Arizona. After about 30 days of preparation, we brought the property to market with professional marketing and a Coming Soon campaign.

The home ultimately sold for $540,000, compared with an estimated as-is investor price of $400,000. The owner spent approximately $20,000 on improvements. Market conditions also improved during the preparation period.

One actual transaction. The as-is amount was an estimate, and results will vary with the property, market, scope of work, and sale costs.

The solution follows the situation

Sometimes We Fix the Problem. Sometimes We Find a Buyer Who Doesn't Need It Fixed.

There's no reason to spend thousands of dollars preparing a property until we understand the likely benefit. We can help evaluate the condition of the home, what comparable properties are selling for, the time available, and the owner's priorities.

01

Fix Then List

You have time and the money to pay for improvements. We help identify worthwhile work, coordinate the contractors, and then market the property to buyers who will appreciate the result.

02

Fast Cash Offer

You want to be done with the property, not take on another project. We can explore selling as-is, with the handling of any remaining contents and property conditions addressed in the purchase terms.

03

Traditional MLS Sale

The home may already be ready, or only limited work may be needed. We can develop a property-specific pricing and marketing strategy without recommending unnecessary improvements.

If you're moving before the property is ready and need access to funds, we can also discuss Cash Out, Move Then Improve, which is a separate funding-partner program.

You don't have to solve every problem with the property before talking to us about selling it.

When a Home Is Holding Up the Next Chapter.

A family may have found the right senior living community, but the home still needs to be emptied, cleaned, repaired, and sold. An unexpected illness or change in care needs may mean there isn't much time to handle all of that.

The same problem comes up when an heir lives out of state or a family is trying to coordinate a sale after losing someone they love. It's not just a real estate transaction. It's an entire property that needs attention, often at a difficult time.

We can help evaluate which tasks need to be completed, organize the right resources, and consider whether a traditional sale, an as-is cash purchase, or another selling option fits the timeline.

For senior living community staff and families

The Home Sale Doesn't Have to Be the Reason Someone Can't Move.

When a prospective resident says, “We want to move in, but we still have a house to deal with,” that is a situation we may be able to help resolve.

We offer more than an MLS listing. We can help coordinate the clean-out and repairs, explore an as-is cash sale, or evaluate other options when the homeowner needs to relocate sooner.

Whether you're a family member or a senior living professional, reach out to Michael Hankerson directly so we can understand the property's condition and the timing of the move.

How we approach the work

One Conversation Can Turn a Long List of Problems Into a Plan.

We start by talking about the property and what you're trying to accomplish. Is the priority time, getting the best return, avoiding the work, or getting a difficult situation behind you?

Then we identify which issues actually need to be addressed before a sale and which ones could be part of a negotiated as-is purchase.

Where outside services make sense, we can help organize the bids, schedule, communication, and follow-through. You know what is being proposed and can approve the work and costs before moving ahead.

  1. Tell us about the property.Share the location, condition, what's still inside, and your ideal timing.
  2. Identify what is really in the way.Belongings, repairs, access, property compliance, moving logistics, or a mix of issues.
  3. Explore the selling choices.Compare fixing the property, listing it as-is, and possible cash-sale approaches.
  4. Coordinate the agreed plan.Work with appropriate vendors when needed and handle the real estate transaction.

We Can Help With the Work and the Sale.

The right approach might be a complete clean-out, a handful of targeted repairs, a fully coordinated renovation, or an as-is sale that avoids the work. You shouldn't have to guess which one fits your circumstances.
