Listing Your Home Is Easy. Finding the Right Buyer Takes a Plan.
Your home has features, a location, and a story that make it different from every other property on the market. Our job is to understand who would value those differences, then develop a strategy to reach those buyers.
At Hankerson Team | Luxury Division, putting a home in the MLS is a starting point, not the whole marketing plan. We combine pricing, preparation, professional media, targeted exposure, creative outreach, negotiation, and transaction management to pursue the strongest possible result.
Condition. Price. Marketing. They Work Together.
Your home is competing with properties buyers can visit right now. Getting the best response requires more than a good-looking listing. The condition must appeal to buyers, the asking price must bring them into the conversation, and the marketing must give them a reason to choose your home.
The Condition
We compare your home with competing properties, including the age and quality of improvements. A kitchen remodeled four years ago may be viewed very differently from one remodeled fifteen years ago. We identify the work that could matter to buyers, rather than recommending upgrades just to check a box.
The Price
We study recent comparable sales, active listings, days on market, inventory, and your property's distinctive features. The list price isn't simply a number you hope to receive. It influences which buyers see the property and whether they decide to come take a look.
The Marketing
Once we understand the home and the most likely buyer, we build the story and the presentation around that match. Then we select the media and distribution channels that can bring the property to the attention of those buyers and the agents who represent them.
Getting a home onto the internet is not the strategy. Knowing which buyers we're trying to reach, and giving them a reason to act, is.
The Marketing Program Behind Your Listing
Our Arizona Sellers Guide describes a full marketing program. These are the capabilities we draw from when developing a plan for your property. We don't assume every home needs the same mix of advertising, media, and events.
Photography, Video and the Property Story
The right presentation begins with understanding what makes the home and neighborhood special. We create the materials that allow potential buyers to see those advantages.
- Professional-quality photography and video footage
- A narrative about the home, lifestyle, and neighborhood
- Matterport 3D tours and virtual walkthroughs when appropriate
- Visual media adapted for websites, advertising, email, and print
Websites, Tours and Online Advertising
We use the internet to do more than display an MLS description. We create places where buyers can explore the home in detail and campaigns that help them discover it.
- MLS distribution and exposure on major property-search websites
- Individual property websites and digital presentations
- Property video campaigns and virtual tours
- Targeted digital and search advertising when appropriate
Materials Buyers Can Keep and Share
Not every interested buyer will see your home through the same channel. We prepare materials that can be shared with neighbors, agents, buyers, and people already considering the area.
- Premium color property brochures
- Publuu online flipbooks and property magazines
- Email campaigns with property media and links
- Circle prospecting to reach nearby owners and their connections
Reach People Where They Spend Time
Video, photos, and property links can be adapted for multiple channels, creating more opportunities for the right buyer to discover the listing.
- Instagram and Facebook property campaigns
- YouTube videos and property presentations
- Google visibility and advertising opportunities
- Social posts that lead buyers to property-specific information
Agents, Buyers and Reverse Prospecting
Some buyers are already working with an agent. Others may know someone in the neighborhood or are watching for a specific kind of property. We work to reach them, too.
- Agent networking and direct outreach
- Agent and broker tours where useful
- Reverse prospecting to identify agents with potential buyers
- Targeted neighborhood and buyer outreach
Open Houses and Creative Exposure
Sometimes a property needs an approach that goes beyond the usual campaign. We can adapt the marketing to the property and the way buyers are responding.
- Open houses with the seller's permission
- High-visibility open-house tent and directional promotion where permitted
- Special events, tours, or tailored outreach when relevant
- Changes in presentation or strategy based on market feedback

Read Our Arizona Sellers Guide ↗We Can Create and Manage More of the Marketing Ourselves.
Our Sellers Guide goes beyond a list of promotional activities. It describes the equipment, software, production skills, websites, and marketing resources we can bring to the work.
That matters because a marketing plan is only useful if you can produce the materials, get them distributed, and make changes when the market response calls for them.
My background in marketing and technology influences how I approach these decisions. Rather than doing the same thing for every property, I want to understand what will make your home stand out and what the likely buyer needs to see.
- Photography and editingProfessional camera equipment, image editing, and property presentation.
- Video productionStabilized footage, editing tools, online video hosting, and video-based email.
- Property media and websitesWeb design tools, individual property pages, digital magazines, and Matterport 3D tours.
- Print and digital campaign creationBrochure design, printed materials, email, social media, and advertising resources.
- Market intelligence and transaction oversightLocal market analysis, negotiating experience, contracts, inspections, appraisal issues, and closing deadlines.
When the Usual Marketing Hasn't Worked, You Need a Different Approach.
Our guide tells the story of a home on East Hummingbird Lane in Paradise Valley. Four agents had previously marketed the property over a combined 1,582 days. Hankerson Team subsequently listed and sold it in 59 days.
The approach included unusually visible, persistent open-house promotion. The point isn't that every home needs an open house tent. It's that a property which hasn't attracted buyers may need its positioning and marketing reconsidered, not simply another listing.
Finding a Buyer Is Only Part of the Job.
An accepted offer is not the finish line. The price, contingencies, inspections, appraisal, financing, and closing schedule all influence the outcome.
As an Arizona Designated Broker, I have extensive experience with contracts, transaction oversight, and the negotiations that can arise between offer and closing. That experience becomes particularly valuable when a buyer raises inspection concerns, an appraisal creates a problem, or terms need to be reconsidered.
Our role is to guide the entire transaction, keep the details organized, and work toward the strongest available result, not simply find someone willing to make an offer.
- Offer and counterofferEvaluate purchase price, financing, contingencies, timing, and the full terms of an offer.
- Inspection negotiationsWork through repair requests and possible alternatives when concerns arise.
- Appraisal and financingMonitor important milestones and address issues that could affect the closing.
- Transaction managementCoordinate documents, disclosures, deadlines, and communication through the final settlement.

Our online Arizona Sellers Guide covers far more than marketing. It walks through preparation, pricing, selling alternatives, negotiating, and the steps involved in a real estate transaction. You can read it before our first conversation and return to it whenever questions come up.
You can also request a home valuation or tell us what you're trying to accomplish through the Seller Survey. You don't need to have selected a selling strategy first.
