Fix Then List | Arizona Home Selling

Fix Then List. Make the Right Improvements Before You Sell.

Your home might be worth considerably more to the right buyer after some carefully chosen improvements. The question is which improvements are worth the money, and who is going to coordinate everything.

We compare your home with competing properties, help identify the repairs and improvements that make sense, coordinate bids and contractors, and then market the finished property through our Comprehensive Marketing Plan. You choose and pay for the work. We help make it happen.

01 Compare as-is value with potential improved value
02 Coordinate the work while you control the spending
03 Present and market the property to the right buyers
The decision before you list

Would a Buyer Pay More if the Work Were Already Done?

Condition affects which buyers consider a home and what they're willing to pay. A buyer looking for a move-in-ready property may pass over a house that needs repairs, even when its location and layout are exactly what they want.

But remodeling everything isn't automatically the answer. We want to find the improvements that matter in your neighborhood and price range.

01

Know the Market

We review recent sales and current competing listings, comparing homes in their present condition with properties that have been thoughtfully updated. This helps establish a realistic picture of what your improvements might accomplish.

02

Choose the Right Work

We consider costs, potential resale value, buyer expectations, and the time involved. That might mean addressing flooring, painting, landscaping, or a few specific repairs rather than committing to a major remodel.

03

Market the Result

Once your property is ready, we use professional media, targeted marketing, agent outreach, and negotiation to reach the buyers most likely to appreciate the improvements.

Our role goes beyond listing

You Shouldn't Have to Coordinate Every Detail Yourself.

Even a relatively modest improvement project can involve multiple contractors, bids, schedules, unexpected discoveries, and follow-up work. When you're living out of state, those tasks become even more difficult.

We use our experience and network of resources to help coordinate the steps needed to get the property ready. You approve the scope, select the contractors, and pay for the improvements. We coordinate the process, stay involved, and then handle the sale.

Sometimes the work begins before a contractor arrives. We can help coordinate donation pickup for usable items, removal of unwanted furniture and junk, and cleanup so the improvements can move forward. That can make a real difference when you're managing the sale from out of state.

The goal is not to turn your house into the most expensive remodel on the block. It's to make improvements that create a compelling reason for buyers to choose your property.

  1. Evaluate the property.Review its present condition, comparable sales, and potential value after improvements.
  2. Scope and estimate the work.Identify worthwhile improvements and help obtain contractor bids.
  3. Approve and coordinate. You choose and pay the contractors. We help schedule the work, monitor progress, and follow up on outstanding items.
  4. Prepare for buyers.Coordinate final presentation, photography, video, and the property's marketing story.
  5. List, market, and negotiate.Use our Comprehensive Marketing Plan and manage the transaction through closing.
Real transaction | Mesa, Arizona

A Home Estimated at $400,000 As-Is Ultimately Sold for $540,000.

An out-of-state trustee was responsible for selling a home with extensive pet damage to the carpeting. In its existing condition, we estimated an investor purchase around $400,000. After addressing the issues, we believed the property could appeal to traditional homebuyers instead.

We helped coordinate landscaping, carpet removal and replacement, concrete treatment, painting, and several additional repairs. The trustee chose and paid the contractors. Most of the process was handled while she was out of state.

Preparation took about 30 days. We began attracting interest with a Coming Soon sign, and more than 20 people attended the first open house. An offer was accepted on the third day after listing. Following inspection negotiations, the home closed at $540,000.

The owner invested approximately $20,000 in improvements. Compared with the original $400,000 as-is estimate, the final price was $140,000 higher, or about $120,000 after the renovation expense and before other selling costs. Market conditions also improved during preparation.

This is one actual transaction, not a promise of similar results. Repair costs, market movement, buyer demand, and sale proceeds will differ by property.

The resources behind the work

The Right Improvements. The Right People. A Plan for the Sale.

Our Mesa project shows why coordination matters. The trustee was not in Arizona to manage contractors every day. We obtained competing bids, followed up when landscaping work was incomplete, and helped coordinate additional repairs as the project progressed.

That was more than a listing appointment. It was organizing the resources needed to bring the property to market in stronger condition, then applying the marketing and negotiation work needed to sell it.

Not every home needs this level of work. For some properties, a small number of targeted improvements may be enough. For others, a more substantial project may be worth considering. The first step is understanding the numbers.
